Common questions
How quickly can you arrange a bridging loan?
In straightforward cases we can have indicative terms within 24–48 hours and complete within 7–21 days. More complex cases, or those needing a full commercial valuation, typically take 3–4 weeks.
What loan-to-value ratios are available?
Most lenders will go to 70–75% LTV on a gross loan basis. Higher LTVs are sometimes possible with additional security or on a net basis. We'll tell you what's realistic for your deal.
Do you charge a broker fee?
Our fee is 2% of the gross loan, payable on completion. There are no upfront fees and no charge if the deal doesn't complete. We'll confirm all fees in writing before you proceed.
Can you help if I have adverse credit?
Yes. Several of our lenders assess bridging applications mainly on the property and the exit rather than credit history. We'll be upfront about which lenders are likely to consider your case.
Do you run a credit check?
Not to give you a quote. If you go ahead, the lender will carry out its own credit and identity checks before making a formal offer.
What types of property do you finance?
Residential investment property, commercial property, mixed-use, land with or without planning, and development sites. We cannot arrange finance secured on a property you or a close family member live in or intend to live in.
Do you offer Islamic finance?
Yes. We can arrange Sharia-compliant bridging through lenders offering commodity murabaha and similar structures. Learn more.
